Property Manager Job Responsibilities:
- Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, scheduling expenditures, analyzing variances, and initiating corrective action
- Maintains property by investigating and resolving tenant requests, inspecting vacant units and ensuring completion of repairs, alerting team to potential renovation updates, and coordinating vendors to complete the aforementioned activities, where applicable
- Manage Property Maintenance Program
- Regular Inspections
- Seasonal Maintenance
- Preventative Maintenance
- Quality Control and Assurance Checks
- Provide support of short term rental residents by ensuring access to property for guests and contractors
- Periodically perform on-site short term rental checks to ensure Superhost experience for guests
- Respond to short term guest requests in a timely manner
- Coordinate turnover (cleaning) for short term rentals within timeframe to ensure smooth check-in for future guests
- Administration of Property Management Software
- Process applications
- Send notices to tenants where applicable, based on accounting and lease status
- Send approved disbursements to applicable parties, including, but not limited to owners, tenants, and vendors
- Create, update and close out work orders
- Attend required meetings and collaborate with team in accomplishing goals
The Ideal Candidate enjoys building long-lasting, quality business relationships. Able to work under limited supervision, taking the initiative when necessary. Tech-savvy is a big bonus (i.e. Google Drive, Microsoft Word, Excel and PowerPoint, QuickBooks) This job requires flexibility and being able to adapt to needs.
Qualifications
- Licensed REALTORⓇ, preferred
- Passionate about providing excellent customer service
- Excellent organizational and communication skills
- High school or equivalent required, some college experience preferred
